DealMachine property intelligence platform adds APIs and AI search
DealMachine is recasting its investor app as a data platform with APIs, natural-language search and integrations for real estate tech stacks.

DealMachine is turning its real estate investing app into the DealMachine property intelligence platform, adding expanded API access, natural-language search and integrations meant to push its property and owner data into other investor systems. The company did not disclose revenue, headcount, customer count, API pricing or any financing tied to the shift, which matters because this is a product repositioning rather than a capital event.
The move puts DealMachine in a familiar proptech SaaS lane: a vertical software company trying to make proprietary data useful outside its own interface. Instead of presenting the app as the center of an investor’s workflow, DealMachine is positioning its data as infrastructure that can feed CRMs, marketing tools, analytics products and AI agents.
CEO and co-founder David Lecko said investors are now building broader technology stacks and connecting multiple systems, rather than working inside a single app. That framing is the point of the launch: DealMachine wants its property and owner records to be accessed programmatically, searched in plain language and used inside workflows that investors already operate.
What is DealMachine's property intelligence platform?
The platform is DealMachine’s attempt to package property, owner and contact data as a layer for real estate investing software stacks. In practical terms, that means investors can search records, enrich existing databases and route data into other tools through APIs and integrations instead of exporting lists and cleaning files manually.
DealMachine says its database covers more than 150 million properties and 240 million people, with more than 800 data points used to filter records. The company also says searches can now return results in seconds, though it did not provide benchmark details or comparative methodology.
The announced capabilities include natural-language search, API and enrichment access, contact matching, connected workflows and AI-supported tasks such as mail creation and comparative market analysis. The natural-language feature lets users describe the properties they want in plain English, with the system building a list without requiring manual filter setup.
The API component is the more consequential product change for software buyers and operators. Through DealMachine property intelligence API access, investors can pull property and owner data into existing systems, use enrichment endpoints to update records, or connect AI agents to research properties and owners.
That is a different packaging strategy from adding more CRM-style modules. The announcement describes a market where proptech vendors have often bundled customer management, marketing, accounting and reporting into larger all-in-one systems. DealMachine’s pitch is narrower: make its data easier to retrieve, connect and automate.
Contact quality remains part of the company’s positioning. DealMachine says its contact-matching tools are intended to reduce work with outdated or incomplete owner records, a common problem in real estate prospecting and skip tracing. The company did not provide fresh accuracy rates or conversion data in the announcement.
For investor tech stacks, the launch signals where more vertical SaaS products are headed as AI workflows become a buying criterion. Proprietary datasets are being repackaged as APIs, enrichment services and natural-language interfaces, giving vendors a way to stay relevant even when users spend less time in the original application.
